The Blake road farm consists of 59.83 acres, and includes 26 acres of tillable land (Corn and soybeans) which are currently subject to a farm lease. A portion of the tillable field is irrigated. The remainder of the property, approximately 34 acres is in timber. The timber is mostly mature, and a forester is currently conducting an appraisal. The farm is designed on Worcester County Tax Map 56 as Parcel 20. Account # 02-006251. The Worcester county tax map is available online is incorrect, but there is a survey prepared by Frank G. Lynch Jr. and Associates recorded in the land records of Worcester County. Mr. Lynch's firm marked all exterior boundary lines. SDAT is in the process of updating the tax maps to reflect the correct boundary. and the 59.83 acres. The farm is accessed from Blake Road near Snow hill by the virtue of a deed of perpetual easement, 50 feet in width, which has also been recorded in land records. There is a recorded plat designating the 50' foot wide easement as an exhibit, also recorded in land records. There is great hunting on the property and the farm includes 2 shadow hunter deer boxes, both of which are elevated. There is currently a food plot, approximately 3 acres, adjacent to one of the deer boxes. The farm is a perfect location for wildlife enhancement, additional food plots, sunflowers, waterfowl impoundents, etc. There are no conversation easements, the property is not enrolled in any government programs. The property is a perfect location for a south facing home site with very nice topography. It has never been the subject of a perc test, but it is mostly high well drained soils. The property is unique because it is completely surrounded by cropland and forest and every square inch can be hunted.
